A bowing basement wall: get an engineer before a bracing quote

Short answer

A basement wall that bows inward is carrying more load than it was built for, and that is the case where an engineer's written read should come before any bracing quote. The base residential code requires engineered design for walls under groundwater pressure or holding back more than 48 inches of unbalanced backfill. No Michigan permit page we read names bowing-wall repair, so ask your city.

What wall repair involves

Bracing, anchoring, reinforcing or rebuilding a bowed wall is repair or alteration of a residential structure. The work usually starts by finding out why the wall moved, because a wall that is pushed by wet soil will keep moving unless the water or the load changes. A repair that braces the wall and leaves the water in place treats the symptom.

Ask whether the proposal addresses the cause: grading, gutters, downspouts and drainage, as well as the wall. University of Minnesota Extension, an out-of-state land-grant source, says that correcting grading, gutters and downspouts "may solve the problem" of a wet basement before any system is added, and that the connection between joists and wall keeps walls from moving.

What bowing wall repair costs: the evidence we can show

Our estimate for bracing a bowing wall in Michigan is $70 to $665 per linear foot of wall, or $1,425 to $13,300 per 20-foot wall section. Both come from one published national range, widened by 15 percent each side and adjusted by Michigan's cement mason wage ratio (1.05), so read them as wide and as models, not quotes. We have collected no Michigan quotes. The wage rows show what nearby trades are paid, which is not a price, and the permit rows show what a few cities charge for building permits.

How we estimate costs: the Estimated range row is a model, not a quote. It takes one published national range for this job (a cost guide from a third-party site that we have not verified and do not cite) and multiplies it by Michigan's cement mason median wage ratio to the US (1.05, BLS 2025 data read through O*NET OnLine). No permit fee is added: the city permit rows below are shown as printed. The wage and permit rows are what workers are paid and what a city's own schedule charges, and neither is a price. Your soil, water and the repair method move a real quote well outside any range, so get an independent diagnosis first. We have not collected quotes, and we found no Michigan foundation company that publishes a price we could count. Full method. Prices as of Oct 19, 2026.

What the Michigan code says about walls under pressure

Michigan is on the 2015 Michigan Residential Code, and its base text, IRC R404.1.1, says concrete or masonry foundation walls must be designed under accepted engineering practice where they are subject to hydrostatic pressure from groundwater, or where they support more than 48 inches of unbalanced backfill without permanent lateral support at the top or bottom. The tables also say walls retaining 4 feet or more of unbalanced backfill must be braced at top and bottom before backfilling.

Those are new-wall rules. A wall that bows because of groundwater pressure sits outside the prescriptive tables, which is our reading, and that is the practical reason to ask an engineer. We read the base code, not Michigan's amended chapter 4, which we could not retrieve.

Anchorage matters too. R403.1.6 calls for wood sill plates to be anchored with at least 1/2-inch-diameter bolts at most 6 feet apart, so ask whether the proposal checks the sill and joist connection.

Why the engineer comes before the bracing quote

Wall anchors, braces and straps are products, and a company that sells them earns money when the answer is a product. That says nothing against any company. It is a reason to get a written opinion from a licensed professional engineer who sells nothing, and to put that report in front of every bidder.

Michigan does not require an engineer for ordinary repair, since MCL 339.2012 exempts the design of detached one- and two-family houses up to 3,500 square feet, and a city may still ask for one. The engineer decision tool shows how a bowing wall scores, and the guide on getting an engineer first covers the license check.

A wall that has not moved across several dated marks and stays dry can be watched while you fix drainage. A wall that is still moving is a job for an engineer's design, and what that design calls for is not something we can say.

Who may do the work in Michigan

There is no bowing-wall license category. A contractor who takes $600 or more in labor and materials needs a LARA residential builder license or a maintenance and alteration license whose craft covers the job. The listed crafts include masonry work, concrete, carpentry and excavation, and which one fits a given repair is our reading of MCL 339.2404, so check the craft printed on the license.

Before you dig outside, MISS DIG must be notified at least 72 hours ahead (excluding non-business hours) and not more than 14 calendar days ahead, which MISS DIG describes as 3 business days. That timing comes from a summary page, so check it with MISS DIG.

When a bowing wall is an emergency

Call right away
  • The wall is visibly moving, or new cracks open week to week.
  • A wall is leaning or bulging into the room and the floor above is sagging.
  • Water is pushing through the wall during a storm. Stay out of the water if it is near the electrical panel.
Can usually wait for a normal appointment
  • A wall that has bowed for years with no change in dated marks.
  • A wall that is dry and stable while you collect an engineer's report and quotes.
If a gas line or utility line near the wall may be pulled, leave and call 911 and the utility from outside.

What to do before you call a contractor

  1. Photograph the wall with a level or a string line for scale and write the date on each photo.
  2. Mark the ends of horizontal cracks with a pencil and date, then recheck monthly.
  3. Look at the ground outside the wall: do the grade and downspouts send water toward it?

Permits for wall repair

Neither the state nor any city page we read names bowing-wall repair as a permit item. The base code (R105.1) requires a permit to repair or alter a structure, the state exemption list does not include foundation work, and the city building official decides. Livonia and Ann Arbor name waterproofing, which is a different job, so call your own department before work starts.

Ask for the contractor's license number and check it with your state licensing agency before you sign anything.

Questions people ask

Does a bowing basement wall need an engineer in Michigan?

The state does not require one, but the code treats walls under groundwater pressure as engineered walls. IRC R404.1.1 calls for engineered design where walls face hydrostatic pressure or more than 48 inches of unbalanced backfill, so an engineer's read is the sensible first step.

Does bowing wall repair need a permit in Michigan?

The pages we read are silent on this, so ask your building department. The base code requires a permit to repair or alter a structure, and the city building official decides what counts.

Who can legally repair a bowing wall in Michigan?

A contractor taking $600 or more needs a LARA builder or maintenance and alteration license with a matching craft. Masonry, concrete, carpentry and excavation are the likely crafts, which is our reading. Check the license on the state search.

How much does bowing basement wall repair cost in Michigan?

Our estimate is $70 to $665 per linear foot of wall, or $1,425 to $13,300 per 20-foot wall section. It is a wide model built from one published national range, because we have collected no Michigan quotes. The table also shows wages for nearby trades and permit fees. Ask for a written scope that names the cause the repair addresses.

Can I fix a bowing wall by fixing the drainage?

Sometimes drainage stops further movement, but it does not straighten a wall that has already bowed. University of Minnesota Extension says correcting grading, gutters and downspouts may solve a wet basement problem, and an engineer can tell you whether the wall also needs support.
