Crawl space encapsulation · Michigan

Encapsulating a crawl space in Michigan: what the code allows and what it does not

Short answer

Crawl space encapsulation is optional in Michigan: the 2015 residential code still allows a vented crawl space, and it allows an unvented one if the ground is covered with a sealed Class I vapor retarder and the space is exhausted or conditioned at 1 cfm per 50 square feet. The code names no dehumidifier and no liner thickness, so be wary of a quote that says it does. Our estimate for the job is $2,300 to $15,300 per project, a model and not a quote.

The code route for a sealed crawl space

Encapsulation is not a defined term in the code. Under the 2015 International Residential Code, which Michigan's 2015 residential code is based on, an under-floor space normally needs vents of 1 square foot per 150 square feet of floor, one within 3 feet of each corner. Section R408.3 drops the vents when exposed earth is covered with a continuous Class I vapor retarder, joints overlapped 6 inches and sealed or taped, edges extending at least 6 inches up the stem wall and attached, and the space has continuous mechanical exhaust at 1 cfm per 50 square feet of floor or a conditioned air supply at the same rate, with perimeter walls insulated.

We read the base 2015 code and could not read any Michigan amendment to chapter 4, so confirm with your building office. The Department of Energy's Building America guide describes the same idea, a polyethylene covering on the floor and walls with rigid foam on the perimeter walls, and lists warmer floors and fewer pests as benefits.

What crawl space encapsulation costs in Michigan: estimates, not quotes

Our estimate for crawl space encapsulation in Michigan is $2,300 to $15,300 per project, or $3 to $12 per square foot of crawl space. It is a model, not a quote, built from two published national ranges for the project and one published national range for the area price, and adjusted by Michigan's carpenter wage ratio (1.02). We have collected no Michigan quotes. The wage and permit rows are not a price for the job.

How we estimate costs: the Estimated range row is a model, not a quote. It takes two published national ranges for this job (cost guides from third-party sites that we have not verified and do not cite) and multiplies them by Michigan's carpenter median wage ratio to the US (1.02, BLS 2025 data read through O*NET OnLine). No permit fee is added: the city permit rows below are shown as printed. The wage and permit rows are what workers are paid and what a city's own schedule charges, and neither is a price. Your soil, water and the repair method move a real quote well outside any range, so get an independent diagnosis first. We have not collected quotes, and we found no Michigan foundation company that publishes a price we could count. Full method. Prices as of Oct 19, 2026.

What the code does not say

The section names neither a dehumidifier nor a liner thickness in mils, so a page that calls a dehumidifier or a 12 to 20 mil liner code-required is not supported by the text we read. A vented crawl space stays compliant. The code also says if groundwater can rise within 6 inches of the floor, the under-floor grade must match the outside grade unless an approved drainage system is provided.

EPA says to keep indoor humidity below 60 percent, ideally 30 to 50 percent, and that a humidity meter costs about $10 to $50. That is an indoor-air figure and not a crawl space rule, and we found no government target for the inside of an encapsulated crawl space. A Department of Energy study of two sealed crawl spaces in New York State found moisture above 60 percent relative humidity from April through November and recommended air conditioning in the living space or insulation to limit summer condensation. Two homes is a small sample, and Michigan summers differ.

Find out why the space is damp before you seal it

A crawl space can be damp because of surface water, groundwater, a leaking pipe or humid summer air, and sealing the floor fixes none of them by itself. Ask the company what it measured, where the moisture comes from, and whether drainage or grading should come first. For a structural question, such as a sagging floor or a cracked wall, get a written engineer's report from someone who will not do the work.

The engineer tool shows when that report pays for itself, and the crawl space code guide covers the details.

License and permit position in Michigan

There is no crawl space craft in the statute. A contractor charging $600 or more needs a LARA builder license or a maintenance and alteration license, and the closest crafts are insulation work, concrete and excavation, which is our reading. A dehumidifier or exhaust fan may also bring electrical or mechanical licensing questions that we did not verify.

Whether encapsulation needs a permit is your city's call. Sterling Heights' plan review checklist covers crawl space ventilation and access under R408, and the base code requires a permit to alter a structure, but we found no page that names encapsulation as a permit item.

When a damp crawl space counts as an emergency

Call right away
  • Water is standing in the crawl space near wiring or a furnace. Do not wade in.
  • The floor above is sagging or a support has moved.
Can usually wait for a normal appointment
  • A musty smell in summer.
  • Condensation on cool pipes or the rim joist.

What to check before you call about a crawl space

  1. Look at the ground and the floor above with a flashlight, and note standing water, wet insulation or a smell.
  2. Buy a humidity meter and read it over a few weeks.
  3. Ask any company to say in writing what it measured.

Permits and licensing for crawl space work in Michigan

Nothing we found lists encapsulation as a permit item. The base code requires a permit to alter a structure, so ask your building office. A contractor charging $600 or more needs a LARA license.

Ask for the contractor's license number and check it with your state licensing agency before you sign anything.

Questions people ask

Do crawl spaces need encapsulation?

Not under the code we read. The 2015 residential code allows a vented crawl space, and allows an unvented one built to R408.3, so encapsulation is a choice and not a requirement.

Is a dehumidifier required in an encapsulated crawl space?

The 2015 code section we read does not name one. It requires continuous exhaust or conditioned air at 1 cfm per 50 square feet, and does not name a liner thickness either.

What humidity should an encapsulated crawl space be?

No government agency we read sets a target for a crawl space. EPA's figure of below 60 percent, ideally 30 to 50 percent, is for indoor air, and a humidity meter costs about $10 to $50.

How much does crawl space encapsulation cost in Michigan?

Our estimate for crawl space encapsulation in Michigan is $2,300 to $15,300 per project, built from national published ranges and adjusted for Michigan wages, since no Michigan quotes have been collected. The cost table also lists wages and city permit fees. Ask for an itemized price that names the barrier, the sealing and the air handling.

Does crawl space encapsulation need a permit in Michigan?

No page we read names it, so ask your city. The base code requires a permit to alter a structure, and Sterling Heights' plan review checklist covers crawl space ventilation and access.
