What crack repair is, and what it is not
Crack repair usually means sealing or injecting the crack to keep water out, and sometimes adding a support where the wall has moved. Sealing treats the opening. It does nothing about whatever made the opening, which is why the same crack can come back after a cheap fix.
The University of Minnesota Extension, an out-of-state land-grant source, says concrete and block foundations usually develop some cracks, that settling soil causes cracking, and that cracks can be severe if joists are not connected to the wall. Our crack types guide explains vertical, diagonal, stair-step and horizontal patterns in general terms, and the crack identifier sorts yours by pattern and movement without asking for contact details.
What foundation crack repair costs in Michigan: estimates, not quotes
Crack repair carries our estimate of $260 to $840 per crack repair, a model and not a quote. It takes three published national ranges, adjusted by Michigan's cement mason wage ratio (1.05), and no Michigan quote stands behind it. The rows below are wages and permit fees, which are not prices.
| Item | Figure | What it is |
|---|---|---|
| Estimated range, not a quote | $260 to $840 per crack repair | Built from 3 national published ranges, adjusted by the Michigan cement mason median wage ratio (1.05). No Michigan foundation company price is shown, because none of the companies we looked at published a price we could count. |
| Cement masons and concrete finishers, Michigan median | $59,860 a year | What workers are paid (BLS 2025 data via O*NET), not what you are charged. |
| Construction laborers, Michigan median | $49,590 a year | What workers are paid (BLS 2025 data via O*NET), not what you are charged. |
| Civil engineers, Michigan median | $92,100 a year | What civil engineers are paid, not what a report costs. |
| Building permit, Westland | $100 minimum plus a $100 administration fee | Schedule undated on the page. Applies only if your city treats the repair as permitted work. |
| Building permit, Sterling Heights | $56 application fee | 2026-27 application. No crack line. |
How we estimate costs: the Estimated range row is a model, not a quote. It takes three published national ranges for this job (cost guides from third-party sites that we have not verified and do not cite) and multiplies them by Michigan's cement mason median wage ratio to the US (1.05, BLS 2025 data read through O*NET OnLine). No permit fee is added: the city permit rows below are shown as printed. The wage and permit rows are what workers are paid and what a city's own schedule charges, and neither is a price. Your soil, water and the repair method move a real quote well outside any range, so get an independent diagnosis first. We have not collected quotes, and we found no Michigan foundation company that publishes a price we could count. Full method. Prices as of Oct 19, 2026.
Get the crack read by someone who will not sell the repair
A horizontal crack, a wall that leans or bows, or a crack that keeps lengthening is not a sealing job until someone has said why it is happening. The code treats walls under groundwater pressure, or holding back more than 48 inches of unbalanced backfill, as needing engineered design, which is a good reason to want an engineer's eyes on a wall that is moving inward.
A company that quotes the repair gains from a worse diagnosis. You can accept that without accusing anyone and still get a written read from a licensed professional engineer, or a second opinion from a company with nothing to sell, before you agree to anything structural. You can check an engineer on the LARA license search, and the engineer guide says what the report should contain.
License rules for crack work in Michigan
Sealing, injecting and wall repair on a house are repair or improvement of a residential structure, so a contractor charging $600 or more needs a LARA residential builder license or a maintenance and alteration license. Which craft fits, concrete or masonry, is our reading, so check the license lists one. Under $600 for the whole job there is no license requirement, but splitting a job to get under it does not count. An owner working on the home they live in is exempt.
Does sealing a crack need a permit
We found no state or city page that answers the permit question for sealing or injecting a foundation crack. The base code lets ordinary repairs skip notice but not cutting away a wall or a load-bearing support, and crack injection is not named, so treat the question as open and ask your building office. Where a repair goes further, such as waterproofing, Ann Arbor, Dearborn, Livonia, Sterling Heights and Warren name it as a permit item.
When a crack is an emergency
- A wall is moving or leaning in, or the crack has lengthened since you last looked.
- Water is coming through the crack near the electrical panel. Keep out of the water.
- A crack that has not changed in months and stays dry.
- A hairline crack in a floor that stays dry.
What to do before you call about a crack
- Photograph the crack with a coin beside it, mark both ends with a pencil and write the date, then check again in a few weeks.
- Note whether water shows at the crack after rain, and whether the wall on either side has moved.
- Ask any company that inspects whether it would also do the repair.
Permits and licensing for crack repair in Michigan
No page we read settles the permit question for crack sealing, so ask your building office. A contractor charging $600 or more needs a LARA license, which you can check on the license search.
Ask for the contractor's license number and check it with your state licensing agency before you sign anything.

A tool for this job
Crack identifier
A crack is a clue, not a verdict. Pick the direction it runs, say if it has changed, and say what else is happening, and the tool gives a general reading, a first step and the page that explains more. It runs in your browser and asks for nothing.
Open the toolQuestions people ask
Are foundation cracks serious?
It depends on the pattern and whether the crack is moving, and we have no width rule to offer, because no source we trust sets one. A crack that is horizontal, lengthening, or paired with a leaning or bowing wall deserves an engineer before any quote. Use the crack identifier.
How much does foundation crack repair cost in Michigan?
Our estimate for sealing or injecting a crack in Michigan is $260 to $840 per crack repair, built from national published ranges and adjusted for Michigan wages. We have collected no Michigan quotes, so your wall may price differently. The table beside it lists wages and city permit fees, which are not prices. Ask for an itemized written price that spells out the method and who handles permits, with the license number on it.
Does fixing a foundation crack need a permit in Michigan?
No state or city page we read answers it, so ask your building office. The base code exempts ordinary repairs from notice but not cutting away walls, and crack injection is not named in it.
Does a crack repair contractor need a license in Michigan?
Yes, if the job totals $600 or more in labor and materials, split contracts included. The company needs a residential builder license or a maintenance and alteration license with a matching craft, which is our reading of the statute. See the license guide.
Can I repair a foundation crack myself?
Michigan lets an owner work on the home they live in without a contractor license. That does not answer whether the crack is safe to seal, since a moving wall needs a diagnosis first, and the permit question stays with your city.
